Can foreigners buy property in Colombia?▼
Yes. Foreigners have the same property rights as Colombian citizens. There are no restrictions on foreign ownership of real estate. You'll need a Cédula de Extranjería (foreign ID) or passport to complete the purchase.
What is the investment visa threshold?▼
Colombia offers an M-visa (migrant) for real estate investments of 350 minimum monthly wages (~$120M COP / ~$28,000 USD as of 2026). This visa allows you to live and work in Colombia and is renewable every 3 years. After 5 years, you can apply for permanent residency.
What is 'Estrato' and why does it matter?▼
Estrato (stratum) is Colombia's unique socioeconomic classification system, ranging from 1 (lowest) to 6 (highest). It determines utility rates — Estrato 5-6 properties pay higher utilities but are in the most desirable areas. Estrato 4 offers a sweet spot: good neighborhoods with subsidized utilities. For investment purposes, Estrato 4-5 typically offers the best value.
What are typical closing costs?▼
Budget 2-4% of the purchase price for closing costs. This includes: notary fees (~0.3%), registration tax (1.67%), title search, and lawyer fees. There is no transfer tax for buyers. Sellers pay a 1% withholding tax. Using a lawyer is strongly recommended and typically costs $1-3M COP.
How does the deal score work?▼
Our algorithm scores each property 0-100 based on multiple factors: price relative to neighborhood median (35 pts), metro proximity (10 pts), price history (15 pts), admin fee efficiency (10 pts), estrato value (10 pts), and data quality indicators. Properties scoring 70+ are exceptional values; 50-69 are good deals. Scores update daily as market data changes.
What currency should I think in?▼
Properties are listed in Colombian Pesos (COP). We show approximate USD conversions at ~4,200 COP/USD. Final transactions are in COP. The exchange rate can work in your favor — many investors time their purchases when COP is weak against USD. Wire transfers from US banks typically take 2-3 business days.
Do I need to visit Colombia to buy?▼
You can purchase remotely using a Power of Attorney (Poder), but we strongly recommend at least one visit. Our $199 assessment is designed to be your eyes on the ground when you can't visit every property yourself. For final purchase, a trusted lawyer with Power of Attorney can represent you at the notary.
What about property taxes?▼
Property tax (Impuesto Predial) in Envigado is typically 0.4-1.2% of the cadastral value annually — significantly lower than US property taxes. Cadastral values are usually 30-60% below market value, making effective tax rates very low.
Is rental income taxable?▼
